5 Critical Traits of a Great Listing Agent

When you sell your home, you’re trusting someone with a lot more than a sign in the yard. There are financial decisions, deadlines, negotiations, and plenty of details that can feel pretty personal when it’s your home and your future involved. So no, real estate agents aren’t all the same — and choosing one shouldn’t come down to who suggests the highest price or gives the slickest presentation. You want someone who knows what they’re doing, pays attention, keeps you informed, and cares enough to make sure you don’t get lost in the process.

There’s a lot happening behind the scenes when a home is for sale. A good listing agent takes care of much of that so you don’t have to keep track of every moving part yourself. That may include:

  • Researching your local market and helping you understand how your home compares with others nearby.
  • Presenting your property thoughtfully so buyers can recognize what makes it worth seeing.
  • Handling the many little listing details that are easy to overlook but important to get right.
  • Coordinating showings and other buyer-access opportunities with as little disruption to your life as reasonably possible.
  • Sharing activity and useful feedback so you know how buyers are responding.
  • Answering your questions — and coordinating the questions that come from buyers, agents, and others involved in the sale.
  • Helping you understand offers and negotiating around the terms that matter most to you.
  • Helping you through inspections, appraisal, financing, deadlines, and the unexpected things that sometimes happen before closing.

Experience and knowledge matter, but so does how your agent uses them. You should feel like someone is paying attention, thinking ahead, and making sure you understand what’s happening before you have to ask. These are the five qualities I’d want in the person helping me sell my own home:

CONSULTANT
A great agent starts by listening. Before we talk about price, staging, or marketing, I want to understand why you’re thinking about selling and what needs to happen for you to feel good about the outcome. Then we can look at the home, the market, and the choices in front of us. A thoughtful Comparative Market Analysis (CMA) can help us see how your property compares with others and give us a realistic starting point. My job isn’t to overwhelm you with information. It’s to help you understand what matters so you can make decisions with your eyes open.

MARKETING SPECIALIST
After you’ve lived in a home for a while, some of its best features can become so familiar that you barely notice them anymore. A good agent looks at the property with fresh eyes and figures out what buyers are likely to appreciate. Maybe it’s the renovated kitchen, the natural light, the backyard, the layout, or simply a location that makes everyday life easier. Then those strengths need to come through clearly in the photographs, descriptions, online presentation, social media, direct outreach, and other marketing that makes sense for the home. You’ve lived there. I want to make sure buyers understand why they may want to.

ADVOCATE
This is the part where I really want you to feel like someone is looking out for you. An offer may look great at first glance and still contain terms we need to think through. An inspection may bring up a repair you weren’t expecting. An appraisal or financing issue may suddenly change the conversation. I’ve seen how quickly a straightforward transaction can become more complicated, so I don’t want you feeling pressured into a decision just because everyone wants to keep things moving. We’ll look at what happened, talk through your options, and make sure you understand what each choice could mean before you decide what you want to do.

COMMUNICATOR
Selling a home can create plenty of questions: Did anyone like it? What did they say? Are we getting enough activity? What happens next? You shouldn’t have to wonder whether it’s okay to call your agent and ask. We’ll agree up front on how you like to communicate and how often you want updates. Then I’ll keep you posted on buyer activity, feedback, market changes, deadlines, and anything else you need to know. And if something is complicated, I’d rather talk it through with you than send a quick message and leave you trying to figure out what it means.

RESOURCEFUL NETWORKER
There are times during a sale when you may need someone outside the transaction — a photographer, stager, contractor, inspector, attorney, lender, mover, or another professional. An experienced agent usually knows where to start. I can help you identify resources to consider and explain why you may want another professional involved. You should always choose the person you’re comfortable with, but you shouldn’t have to start every search from scratch while you’re already juggling a move.

Most of all, choose someone you’re comfortable having beside you through the entire process. Selling a home can be exciting, stressful, bittersweet, or sometimes all three in the same week.
