Are all real estate agents the same? Not even close. Licensing may establish the minimum requirements to practice real estate, but experience, communication, market knowledge, negotiation skills, preparation, and service can vary considerably from one agent to another. If you’re thinking about selling your home, choosing who represents you is an important decision. The right listing agent should do far more than put your home online and wait for an offer. Here’s what you should expect from someone you trust with your sale.

Selling a home involves much more than many homeowners see from the outside. A great deal of an agent’s work happens behind the scenes and may include:

  • Researching comparable properties, market conditions, and pricing information and helping you understand what they mean for your home.
  • Developing a marketing strategy designed to present your property effectively to likely buyers using appropriate channels such as the local MLS, real estate websites, digital marketing, social media, direct outreach, and other methods.
  • Managing important listing details, from accurate property descriptions and showing instructions to photography, signage, access, and the many small items that help keep the listing organized and professional.
  • Coordinating showings and other buyer-access opportunities and gathering useful feedback when available.
  • Keeping you informed about buyer activity and recommending adjustments when the market response suggests they should be considered.
  • Responding to questions from buyers, agents, and other professionals involved in the transaction.
  • Helping you evaluate offers and negotiating according to your goals and instructions.
  • Helping coordinate the transaction through inspections, appraisal, financing, contractual deadlines, and the inevitable questions or obstacles that may arise before closing.

A knowledgeable listing agent can make a complicated process much easier to understand and manage. Beyond handling tasks, your agent should help you make informed decisions, protect your interests within the scope of the agency relationship, and keep the transaction moving toward your goals. Here are some of the qualities worth looking for:

CONSULTANT
A great listing agent doesn’t simply tell you what to do. They explain the process, help you anticipate what comes next, answer questions, and provide information you can use to make good decisions. That may include recommendations about preparation, staging, repairs, improvements, timing, and pricing. A well-researched Comparative Market Analysis (CMA) should help you understand how your property compares with relevant homes in the market and provide a useful foundation for discussing an initial pricing strategy.

MARKETING SPECIALIST
Effective marketing is more than putting a listing into the MLS. A strong listing agent should understand the local market, your property’s most appealing features, how competing homes are being presented, and where prospective buyers are likely to encounter your listing. Ask the agent to explain the strategy for your particular property. You can also learn a great deal by reviewing their current listings, including the photography, descriptions, completeness of information, and overall professionalism.

ADVOCATE
Your listing agent should understand your priorities and represent your interests throughout the transaction. That means helping establish appropriate showing procedures, making sure relevant property information is available when needed, helping you evaluate inspection or appraisal issues, and negotiating based on your objectives rather than simply choosing the quickest path to closing. Good representation means helping you understand your options so that the decisions remain yours.

COMMUNICATOR
You shouldn’t have to wonder what’s happening with one of your largest financial assets. Before listing, ask how and when the agent plans to communicate with you. A strong communicator keeps you informed about activity, feedback, changing market conditions, offers, deadlines, and anything else that may affect your decisions. Just as importantly, they should be accessible when you have questions.

RESOURCEFUL NETWORKER
A real estate transaction can involve many professionals beyond the listing agent. An experienced agent often has relationships with photographers, lenders, attorneys, inspectors, stagers, contractors, and other service providers and can help you identify resources when you need them. You should still be free to evaluate and choose the professionals who are right for you.

Ultimately, choosing a listing agent is about choosing the person you trust to guide and represent you through an important financial and personal decision. My commitment is to give you clear information, thoughtful recommendations, honest communication, and strong representation from our first conversation through closing. If you’re considering selling, I’d be happy to talk about your goals, explain how I would approach your sale, and give you the information you need to decide whether I’m the right agent for you.
