Finding a home you love is exciting. But getting from “This could be it!” to “These are my keys!” takes a lot more than a great property search. Price, terms, inspections, financing, deadlines, negotiations, and plenty of decisions happen in between. That’s where having an experienced real estate agent on your side can make the whole adventure a lot easier to navigate.
Buyer representation looks a little different than it used to. As of August 17, 2024, real estate professionals participating in an MLS generally must have a written agreement with a buyer before touring a home together, subject to applicable law. The agreement should spell out the services you’ll receive and how your agent may be compensated. Compensation is negotiable and, depending on the transaction, may come from the buyer, seller, listing broker, or another arrangement permitted by law and agreed to by the parties.
That’s the paperwork. Now for the good part: what can the right agent actually bring to your home search?

You found the house. Great! Now, how does its price compare with recent sales? What’s happening with nearby inventory? Has it been sitting on the market or attracting immediate attention? A knowledgeable agent can help you put the numbers into context so you can decide what the opportunity is really worth to you.
2. BUILDING AN OFFER THAT’S ABOUT MORE THAN PRICE
An offer has moving parts—and sometimes one of those parts can make all the difference. Price, financing, contingencies, inspection terms, closing date, possession, and seller concessions may all matter. Your agent can help you see the possibilities, decide where you have room to maneuver, and negotiate toward an outcome that works for you.
3. PUTTING ANOTHER SET OF EYES ON THE SEARCH
You can search online at midnight in your pajamas. Please do! But now you also have a professional watching with you. Sometimes the right home isn’t the one that immediately jumps off the screen.

Real estate comes with forms. Lots of them. Your agent can explain the real estate documents and transaction process within the scope of their license, help you understand what requires your attention, and identify questions that may need an attorney or another professional. You still make the decisions—you just don’t have to decode everything by yourself.

A successful purchase can involve lenders, inspectors, title or escrow professionals, insurers, contractors, attorneys, and others. An experienced agent can help you understand who may be needed, when they’re needed, and provide resources or referrals when appropriate. You decide whom you want on your team.
7. HAVING SOMEONE PLAYING FOR YOUR SIDE
The listing agent has responsibilities to the seller. Your own representation means having someone focused on your goals within the duties established by your agreement and applicable law. When it’s time to negotiate, respond to an inspection, reconsider terms, or make a difficult call, having someone looking at the transaction from your side can make a real difference.
8. KNOWING WHEN TO GET EXCITED—AND WHEN TO LOOK AGAIN
Sometimes you walk through the front door and you’re already arranging the furniture in your head. That’s part of the fun! Your agent’s job isn’t to drain the excitement out of buying a home. Your written buyer agreement is where the expectations get clear. Before signing, ask what services are included, what each of you is responsible for, how long the agreement lasts, whether it is exclusive, how it can be ended, and how compensation will work. Details can vary by brokerage, agreement, and state law.
