Buying a home is one of those experiences where the practical and the personal become impossible to separate. You’re looking at prices and inspections, but you’re also imagining where the furniture will go, who will gather around the table, and what life might feel like there. Having an experienced real estate agent on your side means having someone who understands both parts of the decision—and stays with you through all of it.
Buyer representation has changed somewhat in recent years. As of August 17, 2024, real estate professionals participating in an MLS generally must have a written agreement with a buyer before touring a home together, subject to applicable law. That agreement should explain what your agent will do for you and how the agent may be compensated. Compensation is negotiable and, depending on the transaction, may be paid by the buyer, seller, listing broker, or through another arrangement permitted by law and agreed to by the parties.
Those details matter, and you should understand them before you sign. But a relationship with the right agent is about much more than an agreement. It’s about knowing there’s someone in the process who knows what matters to you and is paying attention to it.
1. SOMEONE WHO HELPS YOU UNDERSTAND WHAT YOU’RE REALLY BUYING
A house can feel right before you know whether the numbers are right. Your agent can help you look at comparable sales, current competition, local market conditions, and other factors so you can understand the property beyond the asking price. You still decide what the home is worth to you, but you don’t have to make that decision without context.
2. SOMEONE WHO CAN SPEAK UP FOR WHAT MATTERS TO YOU
Negotiations aren’t only about getting someone to say yes. They’re about knowing which terms matter to you and where you’re comfortable compromising. Price, inspections, contingencies, closing dates, possession, and seller concessions may all become part of the conversation. Your agent can keep your priorities in view while helping you work toward terms you can feel comfortable accepting.
3. SOMEONE WHO REMEMBERS WHAT YOU’RE LOOKING FOR
After you’ve looked at enough houses, they can start running together. Your agent gets to know what you keep responding to, what you’ve ruled out, what you’re willing to compromise on, and what you aren’t. Along with monitoring listings and market activity, that understanding can help make the search feel less like scrolling through houses and more like looking for your home.
4. SOMEONE WHO STAYS WITH YOU AFTER THE OFFER IS ACCEPTED
Getting an offer accepted feels like a finish line. In reality, it’s the beginning of another part of the journey. Inspections, financing, appraisal, insurance, title, deadlines, and closing all follow. Having an agent who knows your transaction and stays involved means you have someone to call when the next question inevitably comes up.
5. SOMEONE WHO CAN HELP THE PAPERWORK FEEL LESS OVERWHELMING
There are documents you’ll need to read, understand, and sign along the way. Within the scope of their license, your agent can explain real estate forms and procedures, help you understand what requires a decision, and recognize when a question should go to an attorney or another professional. Sometimes simply knowing what you’re looking at makes the process feel much more manageable.
6. SOMEONE WHO CAN HELP YOU FIND PEOPLE YOU’LL NEED
You may need a lender, inspector, title or escrow professional, insurance provider, contractor, attorney, or another specialist before the purchase is complete. An experienced agent can help you understand who may be needed and provide resources or referrals when appropriate. You’ll still choose the people you’re comfortable trusting with your transaction.
7. SOMEONE WHO IS THERE FOR YOUR SIDE OF THE STORY
The seller has goals, concerns, and representation of their own. You deserve someone paying attention to yours. Within the duties established by your agreement and applicable law, your agent can keep your interests in focus as you evaluate price, negotiate terms, respond to inspection findings, and decide what compromises you’re willing to make.
8. SOMEONE WHO KNOWS THAT SOMETIMES YOUR HEART GETS THERE FIRST
You walk into a house and suddenly you can see your life there. The holidays. The dog in the backyard. Coffee on that porch. Maybe even the room nobody else understands yet, but you already know exactly what you’re going to do with it.
That’s not something a good agent should talk you out of. It’s something a good agent should protect. My job is to let you love the possibilities while still helping you notice the things that deserve your attention—the price, the condition, the terms, the risks, and the questions that still need answers. If the facts support what your heart is telling you, wonderful. And if they don’t, I’ll help you see that too.
A written buyer agreement gives us a chance to talk about what we’ll expect from each other before the important decisions begin. You should understand the services I’ll provide, our respective responsibilities, how long the agreement lasts, whether it is exclusive, how it can be ended, and how compensation will work. Those details can vary by agreement, brokerage, and state law.
