Choosing an Agent: How to Tell the Best from the Rest
Choosing a real estate agent can have a meaningful impact on both the process and outcome of a purchase or sale. Experience alone doesn’t tell the whole story. The more useful question is whether an agent demonstrates the knowledge, communication, judgment, and professional discipline necessary to represent your interests effectively. These are some of the qualities worth evaluating.

HONESTY & INTEGRITY
Reliable advice begins with accurate information. A strong agent communicates candidly, identifies relevant risks and considerations, and keeps the client’s interests at the center of the representation. Clients should be able to distinguish between factual information, professional judgment, and decisions that ultimately belong to them.
LOCAL MARKET KNOWLEDGE
National headlines provide context, but real estate decisions are made in local markets. A knowledgeable agent follows recent comparable sales, current inventory, pricing patterns, market times, and other relevant indicators. More importantly, the agent should be able to explain what those data points may mean for a particular property or decision.

COMMUNICATION
Effective representation depends on timely information. A great agent establishes communication expectations, provides meaningful updates, responds to questions, and explains issues clearly enough for clients to evaluate their options. The method matters less than whether the communication is consistent and useful.
ATTENTION TO DETAIL
Real estate transactions contain numerous deadlines, contingencies, documents, and responsibilities. A disciplined agent tracks those details carefully and anticipates upcoming requirements. Strong organization reduces avoidable errors and helps keep the transaction on schedule.
UNDERSTANDING THE CLIENT
Advice is only useful when it reflects the client’s actual objectives. A great agent identifies priorities such as price, timing, financing, risk tolerance, property requirements, and other relevant considerations before recommending a strategy.

Effective negotiation is not simply about pushing for more. It requires understanding market conditions, contract terms, leverage, priorities, and the potential consequences of different positions. A skilled negotiator helps clients evaluate those variables and pursue terms that support their objectives.

Unexpected issues are common enough that problem-solving should be considered a core competency. A great agent identifies the issue, gathers the relevant information, develops reasonable alternatives, and helps the client evaluate the potential advantages and disadvantages of each.

Professional commitment is demonstrated through preparation and follow-through. Researching properties, responding to developments, coordinating with other parties, and meeting deadlines are not extras; they are part of representing a client effectively.
NETWORK OF CONNECTIONS
A well-developed professional network can provide access to specialized expertise when needed. Lenders, inspectors, appraisers, title and closing professionals, contractors, and other real estate professionals can all play important roles during a transaction. A good agent knows both the value and the limits of those resources.
When evaluating an agent, don’t rely on a single credential, sales statistic, or promise. Look at the complete picture: knowledge, communication, judgment, organization, negotiation, and follow-through. Those qualities provide a much better indication of the representation you can expect—and they are the standards I work to demonstrate for every client I serve.
