Choosing an Agent: How to Tell the Best from the Rest

Choosing a real estate agent isn’t simply a matter of finding someone who can show a home or put one on the market. A good agent can handle the mechanics of a transaction. A great one helps you understand your choices, anticipate what may be ahead, and make decisions with confidence. If you’re deciding whom to trust with a purchase or sale, these are some of the qualities worth looking for.

HONESTY & INTEGRITY
Good guidance begins with trust. A great agent tells you what you need to know, explains the reasoning behind the advice, and keeps your interests at the center of the conversation. Sometimes the most valuable advice isn’t the easiest to hear, but honest information gives you a sound basis for deciding what to do next.

LOCAL MARKET KNOWLEDGE
Market statistics are useful, but understanding what they mean for your particular situation is even more important. A great agent follows recent sales, inventory, pricing, and buyer and seller activity, then puts that information into context so you can understand how current conditions may affect your decisions.

COMMUNICATION
You shouldn’t have to wonder what’s happening with one of your largest financial decisions. A great agent keeps you informed, answers questions clearly, and takes the time to explain unfamiliar parts of the process. Just as importantly, communication should happen in the way that works best for you.

ATTENTION TO DETAIL
There are many moving pieces in a real estate transaction, and small details can sometimes have large consequences. A great agent keeps track of documents, dates, contingencies, and responsibilities while also helping you see what comes next. The goal is not to overwhelm you with details, but to make sure the important ones receive the attention they deserve.

UNDERSTANDING THE CLIENT
Good advice depends on knowing what matters to you. Your goals, finances, timing, concerns, and priorities may be very different from someone else’s. A great agent listens first, asks the right questions, and then helps you consider the choices that fit your situation.

NEGOTIATION SKILLS
Strong negotiation begins well before two parties start exchanging numbers. It requires understanding the market, the contract, the other party’s position, and—most importantly—your priorities. A great agent helps you evaluate the tradeoffs so you can decide which terms matter most and where flexibility may make sense.

PROFESSIONAL KNOWLEDGE & EXPERIENCE
Real estate involves far more than finding a buyer or locating a property. Contracts, financing, inspections, appraisals, disclosures, and closing requirements can all affect the transaction. A knowledgeable agent helps you understand the process and recognizes when another professional’s expertise should become part of the conversation.

PROBLEM-SOLVING & CRITICAL THINKING
Not every transaction follows a straight path. When something unexpected happens, a great agent doesn’t simply react. The situation is evaluated, possible solutions are identified, and the advantages and disadvantages of each can be explained so you can determine the best way forward.

DEDICATION
You should feel that your goals matter to the person representing you. That means doing the research, following through, being available when important decisions arise, and giving your transaction the attention it deserves.

NETWORK OF CONNECTIONS
No agent knows everything, and a good one doesn’t pretend to. Over time, experienced agents build relationships with lenders, inspectors, appraisers, title and closing professionals, contractors, and other specialists. Having reliable resources available can make it easier to find the right expertise when a particular need arises.

A great agent shouldn’t make your decisions for you. The real value is helping you understand the situation well enough to make those decisions confidently yourself. That’s the standard I try to bring to every client relationship: good information, thoughtful guidance, and someone beside you when the path isn’t immediately clear.
