Happy first home anniversary! After a full year of ownership, you now know considerably more about your home than you did on closing day. You’ve seen how its systems perform through different seasons, learned what requires regular attention, and probably started developing your own maintenance routine.

The anniversary is a convenient checkpoint for a few items that can help protect the home’s condition and keep its systems operating as intended:

• Have heating and cooling systems serviced according to recommended schedules
• Clean the dryer vent and inspect the exterior vent opening
• Inspect and test the sprinkler or irrigation system, if applicable
• Test smoke and carbon monoxide alarms and maintain or replace batteries according to manufacturer instructions
• Inspect windows and doors for leaks, deteriorated caulking, and worn weatherstripping
• Have wood-burning fireplaces and chimneys inspected and cleaned as appropriate

Routine maintenance isn’t the exciting part of homeownership, but it can help extend the life of components, identify problems earlier, and protect the investment you’ve made in the property.
